RENEWALS:

  • 90-120 days prior to expirations, issue renewal notices offering both opt-in and opt-out options below.

If residents

0pt-in (Qualify)

  • If in-place Rent is HIGHER than 80% AMI Rent, lower to 80% AMI Rent net of utility Allowance.
  • If in-place Rent is LOWER than 80% AMI Rent, increase rent by monthly renters insurance premium.
  • Future affordable renewals will increase by lower of 4% (per Regulatory Agreement) or Contra Costa County AM increases.

Disqualified Units

  • Provide an additional 90-day notice for rent increase (e.g., if lease requires 30-day notice: 30 days + 90 days = 120 days notice)
  • Increase rents by AB 1482 limit.

Opt-out (Do not Apply)

  • Increase rents by AB 1482 limit.

NEW LEASES:

  • Rent to 80%, AMI rents net of Utility Allowance.

PROCESSING APPLICATIONS:

  • Pre-screening and screening done by site staff.
  • 2 months of declared income documentation required.
